Grey Belt – infill development within the Chilterns National Landscape.
On behalf of Heywood Real Estate (CH) Ltd, Progress Planning was appointed to provide both planning and architectural services for the erection of a single family dwelling on a currently undeveloped Green Belt site along Village Road in the centre of the picturesque village of Coleshill, Buckinghamshire.
We successfully secured planning permission for the erection of a substantial detached family dwelling together with a detached garage, overturning a previous appeal decision on the site and successfully demonstrating that the proposal represented appropriate development in this sensitive location, despite its position within both the Green Belt and the Chilterns National Landscape.
Our role encompassed concept design, planning strategy, and the coordination of a comprehensive planning application that carefully addressed the site’s sensitivities, planning history, and previous appeal decisions. A key element of the submission was a detailed rebuttal of the previous appeal decision, which had concluded that the site was unsuitable for residential development and did not constitute infill development within the village.
The success of the application was centred around a high-quality design that was sympathetic to its surroundings and reflective of the established pattern of development within the village. This was supported by a robust planning justification that relied upon significant changes to national planning policy, including the introduction of Grey Belt policy, which provided a material consideration sufficient to justify a different conclusion from that reached by the Planning Inspector in the earlier appeal decision.
