Green Belt Redevelopment
Progress Planning was instructed to provide both planning consultancy strategy and architectural services for the redevelopment of a former agricultural yard within the Green Belt, just outside Gerrards Cross.
Our work began by securing Class Q prior approval under the GPDO for the change of use of existing agricultural buildings to residential. This established a strong material fall-back position, qualifying the site as previously developed land where the principle of new-build residential dwellings could be supported.
With this in place, we advanced a full planning application for the redevelopment of the yard with two prestigious detached dwellings, ensuring the design made the most of the site’s rural character while delivering substantial uplift in value.
Since our instruction, Government changes to national planning policy – specifically around the Green Belt / “Grey Belt” – have further enhanced the site’s potential. We have adapted our strategy to capitalise on these policy shifts, ensuring the scheme is positioned to secure maximum development value.
